Building Measurement & Verification

Measurement and Verification (M&V) at a building level is a way to understand your building’s overall energy use, track energy savings attributed to new projects, or detect equipment and/or system issues before they affect your energy bills. When deciding to make upgrades, introduce retrofits, or otherwise make changes to your building’s systems, M&V allows you to create an energy baseline, then verify the energy use and/or demand savings attributed to the project. Long term or whole building M&V is a way to systematically track your building’s energy use by specific systems or equipment, allowing timely detection of issues before your energy bill increases.

Building M&V provides a critical feedback loop to track building performance and find opportunities for savings.

Owners and Owner Representatives want to be assured that their building is functioning as designed over time. They may want their M&V Plan to comply with LEED certification, or they may want to capture information that clearly defines where improvements can be made.

Our M&V work is customizable for building owners’ needs.

If implemented annually, M&V will cost less over time and can save 10% annually in energy costs.

The Building M&V Process

Owners and Owner Representatives want to be assured that their building is functioning as designed over time. They want their M&V Plan to comply with LEED certification and to capture the information that clearly defines where improvements can be made. Our M&V work is customizable for building owners’ needs and can be broken out into three segments. If implemented annually, M&V will cost less over time and can save 10% annually in energy costs.

M&V Plan Development

The M&V process is described in detail in the M&V Plan. It includes designing the metering and calibration strategy with the design team, developing data processing requirements that will deliver an accessible and useful format to building operators, and training on M&V Plan implementation.

Cx Associates can customize our M&V approach to a wide range of needs, from large facilities requiring full-building M&V, to M&V of specific energy efficiency projects. Whether new construction, existing building, or a small project, Cx Associates can provide accurate conclusions in short timeframes with modest budgets. We can help with:

Development of M&V plans.

Integration of sub-meters into existing building management systems.

Commissioning of metering devices.

Building graphics or web-pages to allow for quick, succinct energy reporting.

Developing energy models to measure actual building energy performance compared to baseline.
